Paulsen Development was founded in 1989 by Richard A. Paulsen, CPA, MBA, BSACC, and proudly upholds a legacy of enduring family values and dedication to the community. Our story dates back over 90 years to Karl A. Paulsen’s emigration from Germany. Through a steadfast commitment to integrity and a strong work ethic, Karl embodied the American Dream, laying the foundation for our family's legacy.

In the 1930s, Karl began his career as a carpenter, enclosing porches on homes throughout Albany. Many of these porches still stand today, featuring their distinctive sunburst signature. In 1952, encouraged by the demand from neighbors, Karl and his son Rudy began selling lumber out of their home and millwork shop. From this humble beginning, Paulsen Lumber would become a multimillion-dollar fixture on Railroad Avenue in Albany. In the 1960s, Karl and his son Rudy expanded beyond just being suppliers into contracting. They built manufactured garages and single-family homes in addition to operating their lumber company. Leveraging this expansion, our family fully embraced the construction of homes, commercial buildings, and apartment communities across the Capital Region.

Today, Richard Paulsen leads Paulsen Development alongside his sons, Ryan and Matt, carrying our family legacy into its fourth generation. Over the past 15 years, our company has developed nearly 140,000 square feet of medical office space and 326 apartment units across the Capital Region, with notable projects including 123 Everett Road in Albany, 1785 US-9 in Clifton Park, and Cornerstone Apartments in Colonie.

In addition to development, Paulsen Development provides property management services to owners of first-class investment properties across the Capital Region. With over 30 years of experience in property management and a proven track record of success, Paulsen Development manages every property with care and attention. Currently managing 18 properties, including 14 medical office buildings, 3 apartment communities, and Congress Plaza, a retail plaza in Saratoga Springs, our company remains a trusted partner in Upstate New York.
